This means you have the ability to direct the title in the future although you do not own the property but if you are not able to find that cash buyer to assign the property, then you have full right to purchase that property yourself. 

On the sale side, title, escrow, and most closing costs are paid from proceeds of escrow so they do not come out of your pocket and thus, do not factor into your ROI equation.

I've made a few calls to local Title Companies and an Attorney but would like to know who other investors use when closing deals.

I have titled each component to reflect its essential significance.

But if there was still liens, wouldn't it be on the certificate of title?

Also Can anyone recommend a individual or company that can perform title searches?  

I am trying to get it done without having to pay a title company to fill out the paperwork.  

KNOCK KNOCK:  When transferring title between parties, the use of a Quitclaim Deed will cloud the title and block your ability to get title insurance. 

I also will be getting eviction leads in the future which may be at the courthouse or title company?
