I am currently looking for the best title companies to work with when it comes to wholesaling.

I'm going to PM you a few suggestions for title companies.Are you building your A-team or going solo?

@Omar Fernandez - you can start by reaching out to some attorneys, NYC is an attorney city so you'll have to get an attorney involved (who usually orders the title search). 

In those cases, the title company guided us on the necessary steps to resolve the title issues, and we did whatever was required to close the deal.

My lender said I can change the title after the loan closes.

Will the title company put this property under our LLC name, and won’t be required to legally inform HUD/tax authorities. - will it influence property taxes once we move to conventional loan in 3 yrs? 

We were two weeks from closing, and I received a call from our attorney stating that the title came back incorrectly.  

@Micki Ray Harper  In a quiet title lawsuit, you are obligated try to find people who should be defendants.

My CPA isn't well versed in 1031 exchanges and I want to know the effect of transferring title back to our names from a tax perspective.
