Also, not that I depend upon it but appreciation has been very good to landlords the past couple of years in Houston.  

I lived in both Houston and Dallas, didn't care for either, a very odd pervasive mentality of geographic bigotry in Texas, Austin being an exception (check out everything2.com/title/TexasMentality).
