Aloha,First off, 1 - 3 days "after grace period" most certainly IS late (excluding weekends and holidays). and you should confirm with prior LL that they paid the "late fee".Second, by offering lower rent to someone with apparently good records, vs. what I am assuming is market rent to the person with poor history AND an elderly, disabled person is exactly what can get you into a Fair Housing violation.

The house and large detachable garage are in rough shape, the landscaping is grossly overgrown, and the lady is a an elderly horder, with potential financial problems, who is stuck in her ways.My neighbor/realtor briefly talked to her and was turned away as far as her wanting to sell.

We talked briefly and then I asked if i could view the property the owner said yes but, I would have to pick them up and bring them to the property because the owner is elderly and not living in the property, I agreed.

I just have a hard time with stuff like this, I feel this would be the same as someone taking advantage of a elderly person but then justifying it because they are loaded anyways and can afford it.
