I'm sorry to hear it :( IF your PM has you set up on an owner portal on a management software site (like Hemlane, Appfolio, Yaardi, Buildium, etc) then check there for updates and financial information -- perhaps the PM has updated it before something came up.IF you have any contact information for the tenant, you might reach out to them to see if they have heard from the PM in the mysterious time-frame.IF you try all you can try and still cannot get in touch with them, it seems like the next move would be to speak with their local Real Estate Commission. 

Something that wasn't touched on that we do is automating data into the owners' portal. 

1) Must be able to setup Monthly Rent Payments through Zillow’s online payment portal.2) Must Complete a Rental Questionnaire (this will contain all the basics, why are you moving, do you smoke etc.)3) 3x monthly rent amount in verifiable income4) Applications will be denied if falsified and / or missing information and / or supporting documentation is not provided within 3 days of      receiving the rental questionnaire Thanks,Rob

This doesn't mean you bug your PMC for a weekly phone call, but you should be reviewing what they're doing via your owner portal and what they publish there.If they don't have an owner portal or don't put much there (we've seen this many times!)

Some of the big ones I've heard are things like having a great tenant portal for handling maintenance requests and rental applications, quick response times when dealing with tenant follow up, showing face at the property or at least routine drive by checks and a reliable maintenance team to handle property repair and upkeep.

Lots of fees can be easily built into a management agreement, such as 1 month's rent for finding a tenant, setting up an online portal fee $150 for both you and the tenant, manager taking half of a non refundable pet deposit $300, $7 online rent payment fee, the list is as long as the manager is creative.Work on the relationship, and as the relationship gets better and longer, you should have a guy who has your best interests at heart, although not a requirement.

In my opinion, I always have to reach out asking for updates, we have access to a portal where they write notes about the tenant, but the notes aren't always up to date.
