Property manager not responding to my email or phone. I have not received last month rent. what should I be doing?

Call and leave a message. No response in a day or two? Call and leave message, email, text, and be sure in every isntance to request a response within 48 hours. If they still don't respond then I would consider sending them a certified letter to get their attention. After that, I would probably escalate it and report them to the state board.

But it all depends on how important your attempted communication is. Maybe they are busy and a little patience is required. Maybe they suck at communication and you need a new manager.
