If you're getting an A from your tenant, you are spending far too much time socializing with them and being their whipping boy.

I prefer aggressive agents that reach out to me and are savvy with social media.  

However, you rented this place out it may change the tax implications.

I don't do any of that and just log in to sites directly.There use to be a service where you could log into all your social networking sites in one shot but they would always have issues with the sites syncing up etc. and I found it too much to keep up with.These days I just have a few sites I keep a presence on and forget everything else.

To invest in another country you want to be comfortable first and foremost with that nation's stability, socially and economically (currency).

I just have to shake my head sometimes when I see a contract sent by some shark and these agents have no idea of the implications of the contract they just had their clients sign.

If they can't take notes or don't have a pen or a memory, not sure I need to hear from them.Besides, I can use them in social settings as well, my world doesn't revolve around a business deal. :)

Sometimes online references can't be trusted because I've had a dozen or so people ask that of me on another social website that I network on and I've politely declined due to the fact I haven't done any business with them to submit a valid referral.

Get active on Social Media and do local marketing.
