There is a lot of great information on the forum.

I understood that as a landlord you have an obligation to maintain a safe and fully functioning structure for your tanants. s this the not the facts here in N.C.?

Any information you can share on your process to effectively capture these deals while minimizing your time spent on them would be greatly appreciated!

I read so much information and then just stopped.

Places to find that information would be the Census Bureau, The Bureau of labor and Statistics, The Milken Report and the Glenn Mueller Market Cycle Monitor.

I started out as a software company providing foreclosure information to investors and realtors.  

This is great information on the mind of a GC.

They are very informative, and contain ample information on investing in real estate.

You just need the right agent who is working with other investors like you everyday and totally understands your goals and what you're looking to accomplish ;-)If you ever want more information about Sacramento or the greater central valley real estate markets, just reach out and let me know.
