If there are more tricks to prescreen a prospect in addition to a preapproval letter, drivers license, getting their timeline, giving preference for a conventional loan, this forum seems to be a fine place to ask what those tricks might be.

If you get the city to deliver a dumpster, I bet they would do it and pay for it just so they could be part of the good news.

You can also use something like Deal Machine and hire drivers and decide on the postcards to go out.

If you can offset it for unpaid rent, do it - but do not accept any rent unless it is delivered to you in the full amount due. 

It's a terrific plan and it sounds like appreciation, loan paydown and tax benefits will be your real wealth building drivers in this expensive market!
