Buying a Duplex But Need to Evict 1 Tenant
Tenant has a current lease agreement with seller and the rent is low at $600/month. We need to makeover each unit, spruce up the exterior, and increase rent to around $825 - $925. We technically wouldn't take possession until end of July. How do we prepare tenant for eviction before that time? What are the proper steps to take? We know each state has specific rights for tenants.

Are you evicting or non-renewing? There is a huge difference.
You cannot evict a tenant unless you have cause, such as they haven't paid their rent. If they have a valid lease that is still in effect, there is no way you could or should "prepare tenant for eviction". You would have violated your own lease and gotten yourself in legal hot water if you try to remove someone with a valid lease in good standing.
On the other hand, if they are month-to-month or nearing the end of their lease, you simply give them a letter telling them you are non-renewing. You would need to check both your current lease and local laws for the minimum time frame required. Typically it is 30 or 60 days. If you are on good terms with the seller, they could even send out a non-renewal on your behalf before you buy. Make sure they don't renew a lease with the tenant that would extend the tenancy.
