I have been in the education phase for the past few months and have spent my time listening to the BP podcast, researching various topics, and reading.

Long story short they guy spent thousands of dollars on a french drain system when just regrading could have helped. 9/10 times regrading would solve this.

It's very difficult to do it right and make it worth doing due to the combination of time spent researching, high initial capital outlay, lack of liquidity, and modest return.

Is there some empty "big box" retail or warehousing you could redevelop?
