Just add up the original purchase, add any renovations/construction/improvements, and divide $23,400 by that number to get your annual CF yield %.If it's 10-15%+ annually, you might want to hold it since that yield on your current cash is hard to beat.

Please refund me for the course that you kicked me out of for asking pointed, direct questions (that I still haven’t had answered by the way) regarding proof you made $925k in 2022, proof you did business in 15 states (I can only count 5), provide me a W-9 for land flipping 101, provide me a W-9 for Palette nation ( the other scam you’re running charging people $200 a week and not even delivering services for phone coverage - never had any of my calls answered or returned during those 2 weeks I paid). $875 a month and you’re having VA’s you pay $3 an hour in the Philippines who have a huge language barrier RETURN VOICEMAILS probably less than 2 hours a week and you’re charging base fees of $200/week.

So let’s look at that as a whole number… extrapolating from your original post you’ve got 11 properties with $9k in gross rents, which breaks down to about $800/mo each, 25% of which is $200/mo… still not enough to maintain these properties over time.
