She was highly communicative via phone and text and she made up the late rent within 30 days of returning home.  

I don’t know what a “mess” is by your standards, but that could just as easily be your expectations being off or your communication of requirements not being good enough.

Ask how they communicate and if they have access to pocket deals + can actually analyse deals, not just send you a link to the mls and wait for you to sift through properties.

It's important to find a team you feel comfortable working with, has good communication, has a long standing track record with lots of positive feedback, and that is compatible with your goals.

If a property owner is unable to manage this lower-priced, less professional contractor and communicate effectively with him/her, then the total cost (financial, emotional, psychological, lost time due to inefficiency, etc.) of the project can be astronomical.

It seems like some people are not great at communicating

Many of the parties involved are seniorly and have difficulty with legal matters and the attorney involved seems to be a poor communicator.

As a broker we deal with a lot of different personalities, unless we know you want a lot of communication, or very little as some want it's a balancing act.
