Simple concept not very easy to find but that’s part of the business until I have the accolades

I have been playing around with tenant cloud and seems to be a simple option for a small business.

Knowing how to screen tenants and setting up your process is vital and you can search past threads for that.

I've negotiated dozens of commercial real estate deals as a simple advisor - I'm not a licensed broker, but once I did it the first time, I got a referral, and then another, and it snowballed from there. 

I use a spreadsheet to enter simple data in to use as a comparison and calculate the comps.  

For exampleif you buy a 190,000 property with 20%(38,000) down and your noi is 19,000 then your cash on cash return 50% of coarse I am not including debt service in the calculation to keep it simple.

These are weak protections, in my view.My better answer is much more straightforward: keep your life simple and NEVER lend in second position.I know several lenders who seem to always lend behind our first position loans.

I went into my PM brokerage account (using my smart phone) and placed a simple trade at noon today.
