I’m thinking about rehabbing a four plex basically gut rehab and I want to know is it hard to manage your own property I still work a 9-5 so how hard is it to manage your own property ? What should I do besides run credit background and income verification ? What do I look for on their credit no evictions and on time payments but what else ?

@Jermell Shavers There is a lot to know. Essentially the focus is tenant management. I think you already know a lot about the property. Knowing how to screen tenants and setting up your process is vital and you can search past threads for that. The other essential is making sure you do not discriminate or break fair housing laws. You can search for that here on the site and Zillow has info on their website on both topics as well. Start with past threads on BP. Another suggestion is for you to join a REI group and/or your State LL Association there you can network, get forms, leases and all the legal support to be a confident and an effective PM. All the best!
