This would be my first crack at tax certs, and I had a few quick questions for the veterans here.My criteria will be as follows:- Type of property: SFR- Location: beach side communities I am familiar with- Improvements representing at least 75% of the total valueI plan to do my research and make sure that the properties I bid on have a high probability of being redeemed, since I would prefer not having to go through the foreclosure process down the road.

I have a few choice words about the crappy "investor to agent relationship" ideas currently being pushed around here and in the industry in general, but while I'm no 50 yr real estate veteran, I can say that these resources will give the new and experienced agent a better structure to achieve a healthy investor based business.

Just document agreement carefully and photograph condition of home well.Set the sales price at something giving you a decent but fair profit on the home.They can pull the trigger and buy the home anytime by paying you the balance owed or financing the difference.This is a win-win-win.
