I usually work through a similar approach as Mat, but I like to know your WHY and your motivation to invest, especially here in Nashville.  

Once you know what a good deal looks like you need to market directly to motivated sellers.

I’ve tried with numerous other owners and have found it very hard to find “motivated” sellers off-market in this arena.

I texted the tenant asking about the dog and wouldn't get an answer. 

The rent from the upstairs paid the holding costs, but the tenants were calling and texting quite often with issues relating to the construction going on downstairs.

It may be a waste of time contacting them all and find out who owned it but in my case when I did the cold call, I still contact those numbers even if it's 90% chance that it's a wrong number so I can have the chance to tell them if they have homes they need to sell, I received some people responding to me wrong numbers, and I create this quick text for wrong numbers, and some replies to me that they have property to sell soon or they know someone like a relative or in laws that needs to sell.
