However, I think you need to look at what's in front of you right now rather than lamenting that you didn't get in earlier and ask yourself if a new construction 4/2 1775 sqft home with a custom builder for $300k on a freshwater canal lot within a couple miles of the Ocean in Southern Florida that rents for $2,400 conservatively makes sense.

I'm a fairly novice investor from Los Angeles, and am really looking out-of-state to build my portfolio (since rental properties don't make sense here in southern Cali). 

If instead of income you used the word return, you can do that with just 2 properties in coastal Southern CA.  

Southern and Western states have substantial heat.

Especially owning property in Southern California, it's so valuable it will be a good investment in the long run.

Hi Quinn, my name is Katherine and am an investor/agent in Southern MO.

I'm setting ambitious goals for next year and want to flip a house to gain experience and fund my college tuition, but I have no Idea where to start.I know it will either be in my home of Minnesota, or in southern Idaho where I'm going to school but that's as I know where to go. 

Obviously there will be other factors (insulation, southern facing, etc) but they seem like a great solution if you're looking to replace a heating system either way.
