Anybody have any suggestions on software or guides that can help create very neat, organized, professional looking docs?

Perhaps you should check one out, and maybe sign up as an affiliate.I refer both, and let the prospect decide if they want to do it themselves, or have an attorney owned organization handle it.

These have proved to be essentially worthless - poorly designed code that does not organize or filter results correctly, and in many cases they have been scammed by the realtors and brokers listed because the page linked to does not correspond to what appeared in the list.

The land contract terms are no payments for 6 months.The initial thought was to rehab this property and re-sell or do a lease-option before the payments start.

Must take title, then resell, or double close the transaction (make sure to disclose your intent to your buyer and use the proper documentation)

What I found to be amazing was, at its core, they ran the organization in the exact same fashion as any other successful company in America.

Y'all,If I remember this correctly from my few lucid days while in law school it is not possible under the law for one to make it impossible for a property to be sold.Like I said above, the banks are knowingly breaking the law but we are not yet sufficiently organized to oppose them.

Is it likely that other investors have scooped those properties up intending to resell them at the retail rate?

Pretty tough for them to prove otherwise.That all said, I agree that going down the ethical and legal path is much safer and more appropriate which is why I suggested the buy and then re-sell option.
