I am currently working as a property manager at a large apartment complex in Newark, Delaware.

Two years ago I took a leap and bought my first house, which I live in currently, in Magnolia, DE.

Also use a de-dupe function as well.

I just found out that in this situation the neighbors on both sides and the home in escrow have the right stipulated in the DE to landscape up against each others homes.

The house is on a cul-de-sac street and the last 3 comparables on the same street were 115/135/105.

There's a group in Los Angeles that can provide 'tenant screening credit checks', but you give a FICO score as an input and they grade the tenant as A,B,C,D,E,F.You see zippo of the real data and only a broad-brush classification - - that's worthless IMO.

Also I really like the Lincoln Corridor in Alta Dena is interesting with the Cafe de Leche and all. 

A few ideas that we came up with:- Solar Panel farm- Animal grazing (not sure if that actual generates income)- Shooting range- Camp groundsIf anyone out there wants to share ideas, that would be great!

@Aldwin De Torres Does your friend actually own property or have direct experience with rent control in Hayward?
