How will appraiser look at this?

I have a house under contract for 60K that needs 25K in work. The house is on a cul-de-sac street and the last 3 comparables on the same street were 115/135/105. The problem is they are from 2014 - nothing on that street has sold since then.

Here is where I get nervous. There are 3 recent 2016 comps one street over that are 65/55/59. This is a completely different street/vibe but does the appraiser care?

I am buying this thinking after the rehab I will have an appraisal at or over 100K and I will refinance at 80K and keep as a rental. Will the appraiser even look at the old comps on the street?

They will look more closely at comps from the past 6 months.  They will then make value adjustments for the square footage, bed/bathroom numbers. They will not look at comps from 2014 at all.
