I filed bankruptcy.
I am originally from Long Island, NY. Three years ago I took an interest in real estate and found biggerpockets. Two years ago I took a leap and bought my first house, which I live in currently, in Magnolia, DE. Since moving here two years ago I have took a major decrease in pay, and was forced to finally file bankruptcy 6 months ago. I am now stable financially, and am working on restoring credit. I've started a small business doing lawn care, and work a full time job as well. I want to move forward with my original plans on buying and holding real estate, however, my credit, and lack of cash are not up to par at this time. I am writing this for any advice, strategies, or scenarios someone may have to offer. Dave

Network, network, network... and save! All you've done is take away the most popular funding option. The other creative options are all still on the table.
Late is better than never, so don't feel too bad. Best of luck to you.
