God forbid the friend is late on any payments or falls on hard financial times, it will destroy your friendship.My recommendation would be to invest the $24K in other ways to get a better rate of return and to help you friend, give them some guidance of how they can come up with the cash on their own.

I need guidance on how to go about getting my first deal from the paperwork side of things.

Remove whatever guidance, help, letting you know the guidelines/rules you are playing by, packaging, etc, that the loan originator did, or didn't provide, including stuff you may not have realized they did to get it approved behind the scenes. 

I would love some guidance from an experienced investor!!
