Get applicants on Rental Property

Hello Everybody,

We've recently posted our 2Bed/1Bath SFR using TurboTenant, which advertises on other sites(Zillow, etc.), and craigslist. We're getting a lot of inquires. We have been scheduling open houses by appt, for those that pass our pre-screening, but have had two no-shows, and no others. Thus, no actual applicants. It's been two weeks since we posted our ad.

We're trying to figure out what we could be doing wrong. Could our rent be too high? We're primarily using email for contact, should we start calling instead?

Any thoughts?

    I schedule multiple perspective tenants at the same time.  Many times I will get no show’s so scheduling multiple people helps alleviate that.  It also creates competition.  Rent should be competitive and within market.  I just rented a house in two weeks last month.  It definitely is a tougher market (winter) till we get to March/April.
