What are some of you guy's favorite methods/ tools for advertising and finding quality renters?

If you absolutely want to use a software for buy and hold investments my favorite is Xero.

So VA is still a better deal.My favorite FTHB program, however, is actually VA friendly and I'm guessing that by virtue of being in the military your household income will be below the applicable income limit for the county you are buying in (local to me, the income limit is in the six figures...).

Forms can be misleading - - we THINK we understand what to do, we all can read, B U T sometimes there are consequences we didn't understand.The QC or Warrant Deed is trivial - - The PCOR (prelim Change of Owner) is where the rubber hits the road and you hit with sales taxes and other consequences.Why gamble?
