Get a relationship with several commercial brokers in your area and you'll have plenty to look at.

The tenant/landlord relationship need to be "handled" from the very begging.

I do not use big renovation companies, but rather, rely on individual contractors who I've established a relationship with over the years.

If the landlord does not do this in 30 days, the tenant can sue the landlord for double the amount of anything that was improperly withheld.In other words - always look at your state statutes governing landlord-tenant relationships because there may be some surprises in there.
