Most of the ones for me are people who have pets that are wanting to rent my no pet property. 

Researching the rental market,  I determined the best way to max out rents was to make it a Pet Friendly rental since I'm a major dog lover and that market is woefully underserved.

I have a pet clause in my lease that says "No pets, birds, or animals of any kind allowed on premises without written consent of landlord and Pet Addendum signed".When my tenants moved in, I asked them if they had pets, they said "no".

I am single without any pets or children.My Thoughts / Considerations:It really is coming down to either purchasing a single family home, or multi-family home where I am stuck on deciding. 

I have two applications, one is in a transition period graduation next year with a big family and two cats another one is military family with no pets.

Pet deposit?

Why do you think the SPCA gets more support from Pet lovers than real estate investors give human beings that really support the advantaged life style of the Investor, an often Rich Slum Lord?

(As pet owners, we are looking for some properties with a back yard.) 

And instead of charging an up-front pet deposit like I used to (usually $300-350), we now do $25/mo per small dog and $40/mo per large dog in pet rent.
