Renters with pet in Utah
Hi Utah BP Community! The renters in my SFH want to get a dog, and asked me if I was ok with it. When showing them the house, they did asked the question but insinuated it was just an idea, and most likely they wouldn't get one. At the moment I said, we could talk about it in the future, and work it out. Even though my preference is no dog, I want to find an option where we are both happy.
Please can you share what is the norm around here in utah? Pet deposit? pet fee? and/or monthly increase to rent?
Any recommendations? Any opinions?
FYI. I would've like to be able to see the dog but they said they are going to look into rescuing a dog from a shelter (possibly a lab).

We always charge a $300 deposit for a cat, $400 for a small dog, and $500 for a larger dog. We require a pet application, just like an application for a human to live there. On the application we require the name of the pet, the breed, the size, information about shots, etc. you are approving another occupant, so you better be comfortable with the history of that occupant. In some cases you can charge more rent. It kind of depends on what your lease says about all this.
