I have a strict policy that I only buy property that is 30 minutes or less from where I live.....but in order to be warm during the winter months, I may need to make an exception :D .

For instance the US Virgin Islands and US Territories (since you like warm carribbean weather) can certainly give you a lot of income tax shelter without rennouncing your US citizenship.

Haven't counted yet but it's about 200 something range of call backs.Of all those call backs I got, if I remember correctly, about 8 "deals" out of it and quite a few warm leads.

Amy,You don’t have to qualify for a refinance loan before you flip a property, but it will give you more of a warm fuzzy if you have someone who says you should qualify for a loan before you get started.
