Okay, I've been lurking here for a while now, this is my first post. I've been a full time investor for 20 years now. This business has been very good to me, and I'm now going to head down to Florida to see what's going on down there. I've never been down there so this trip is a fact finding mission, maybe check out some areas, and just put my nose down and go....I've decided on landing in the Tampa area and maybe check out Clear Water, maybe head down to the Fort Meyers area. The things I do know is that I wish to be on the gulf side, close as possible to the gulf, and im looking for deals. Right now I'm just checking the state out and maybe seeing what is possible for me there. Any help that I can get would be great, I would really like to talk to some locals that do what I do. This forum is packed full of great info, so this is where I'll start. Just looking for an investment that I can come down and enjoy for a few weeks at a a time in the winter months. I have a strict policy that I only buy property that is 30 minutes or less from where I live.....but in order to be warm during the winter months, I may need to make an exception :D . Thanks to all in advance. I'll be down there dec. 12 through the 16th.

Sean
