south wichita sub market

My partners and I have a large (216 unit) apartment complex u/c and I was wondering if anyone on here is familiar with the southern Wichita market.  The area is just west of the air force base and west of I-35.  maybe you can provide a glimpse into what kind of area this is in your opinion.  I have done all the online research but wanting some personal opinions.  It is a C class property.  Thanks

I know the areas here pretty well.  What are the two cross streets or the address?  Would be glad to provide some info.

If it's in the Plainview neighborhood RUN, RUN away as fast as you can.  I feel bad for anyone especially children that live in there. Not a good area and most everything in there was meant to be torn down after WWII ended.  However the govt never fulfilled that end of the bargain.  The directions you are giving are very close to that vicinity.  Quite frankly bulldozers are what is needed for that area and have been for years.  Some good people there but the conditions in most places are horrid.

Plainview is bounded by 31st St S on the South, Hillside on the West, Pawnee on the N and George Washington Blvd/I-35  Hopefully you are away from that.  I picture it's what blighted Detroit would look like when I have to go in there.

If it's an apt complex S of 31st Street the areas are a bit better, however it is a low end area.  If you're buying to invest in improvements this area can certainly use it.
