Was the seller represented by a Real estate broker .. as we don't use attorneys in CA very often for these vanilla deals.If she let some wholesaler type person talk her into this then she is totally screwed.take no offense but non licensed wholesalers are very very dangerous for most folks to deal with as they don't know enough about real estate ( most being new) and or they are only out for themselves and could care less about the seller..

To lease out a residential units in California I usually see the real state agents use month to month rental agreement  (C.A.R. form revised 12/15).

The San Diego property because I got an owner financed loan only has three out of four units rented so it appears like it doesn't cash flow that great and of course its california  so the numbers are different.  

Some management companies require the maximum security deposit in the case of foreigners with no SSN, which in California is 2x the deposit.

So....I started telling my family that my hubby and I are moving from CA to MI to start investing in real estate while operating our business remotely and heard so much negativity.

I live in California, and have networked with others from the South, and Midwest who have local knowledge of their areas.

Now I am hearing $35 to $40K, that's alot of money; You can buy a home in San Antonio or out of CA state for that money and fix it up and sell it.

Now it is stating that my first name is off by 1 letter and my address is now stating that my address is my aunts house in a completely different state in CA.

I am a real estate investor in Temecula CA.
