to create jobs and impressive hotel development projects.I feel more like a Concierge : ) service because it takes so much handholding to help people new to the USA to get a soc sec #, find a place to live here, turn on power, water, internet, set up a bank  account, get furniture, dishes, pots and pans!

I have heard on BP podcasts about successful investors using impressive offer books to submit an offer to buy a property.

:o)  SO, each of you said something that gave me the impression you have been able to navigate finding good tenants as your norm, or fairly regularly.

I've spoken with a couple of realtors, but haven't been impressed with them, they're just giving me some of the listings I see online.

I worked with Dave Setti at Tunkey Mortgage Solutions (Campbell) recently and was quite impressed.  

I was encouraged by the amount of infrastructure investment that I saw (new medians, sidewalk updates, resident interviews) and the overall impression I got from TPD reps was that crime was holding steady or creeping downward.I am currently concentrating on small multifamily properties that have some kind of manageable upside.
