How to Create an Offer Book

I have heard on BP podcasts about successful investors using impressive offer books to submit an offer to buy a property. Can someone offer suggestions on what an offer book would contain and the elements of what it should contain?

I would love to see an example of what someone has used if possible. The goal would be to create a book that is so impressive that it can't be ignored by a seller. I have been spending all of my time creating projections on potential deals and when the numbers work on a project I want the offer book to reflect my professionalism and diligence.
