Although I'm new to this, I was hoping that it wasn't just my inability to analyze the numbers.

Where I live (Cincinnati, OH), the difference of 1/4 mile down the road can mean a vastly different tenant population, and typically your tenants will dictate how easy or frustrating the property is.So, first and foremost, buy in the areas your KNOW, typically by having lived there for a while.

Even though you have large search radius, at the end of the day most of the support an agent provides for you will focus on understanding buildings/layouts, analyzing deals and providing comps, and then making sure your transaction is logistically smooth.
