@Kerry Emmert do you know what your numbers mean. Vacancy of 3% is 1 month vacant out of 33 1/3 months, unlikely. Repairs of 5% is okay. What's in your capex budget. Mine includes but not limited to, roof 25 life span, floors 10 year life span, appliances and hot water heater 12 years, hvac 20 year life span, bath and kitchen remodel 15-20 year life span. Let's look at floor capex. assume 1200 sf. My area it is $6 sf to replace floors with a medium price lvp. $7200/10/12 months in a year=$60 per month. With your budget you can replace the floors every 44 years. Hopefully nothing else wears out.
