Without more data it is hard to have a firm opinion, but my gut would be that continuing to hold that home as a rental and buying a new multifamily home (perhaps the two homes, one lot) via an FHA loan is likely your best bet if you are trying to stack properties and accumulate wealth. 

But then you can 1031 or OZ those gains, I still firmly believe in the tax benefits...
