For my buy and holds we look for C class and higher so the tenants are usually pretty good as far as jobs as everyone knows.I just hear horror stories about loss rent and no values out of flips.

I wanted our first RE investment in the next few months to be a flip but I’m hearing bad stories everywhere- being charged way too much, not enough labor , contractors taking forever due to shortages, etc….

If they did notify the HOA why didn't the HOA notify you since you *(or your parents) are the owner.All the above said I would not be surprised if there is more to the story then we are hearing and maybe that you are hearing from your parents.

I remember reading about a horror story where an investor purchased a vacant property where the pipes ran dry and they basically exploded when tenants moved in, causing a major headache.

There is an apartment that my wife and I are looking into, it's in a building that is 12 units, 3 stories. it's newly upgraded and in a great location, but am hesitant due to apartment style living being harder to rent than a townhome.

Maintenance management is a different story but most managers charge for maintenance management separately. 

In my experience its a combination of all 3 then adding more and more stories about exactly how bad their previous PM was...
