Maintenance services for multifamily

I am looking to buy a duplex which is fully rented till July 2022. As it is fully rented and I don’t anticipate tenant turnover, I am leaning towards not hiring a property management firm to manage the duplex, screen tenants etc .

What I need is a maintenance service that can take care of electrical, plumbing and general handyman maintenance items that tenants might require fixing. Are there any maintenance only services available? And if they are, how do they normally charge?- is it per service call or a maintenance contract per year?

@Parag D.  Please excuse @Drew Sygit.  I have come across many of his posts on here and they always appear to be unprofessional when people don't favor hiring PMs.  Definitely not the customer service type attitude I would expect.  The reality is that you can manage a property.  A PM isn't like insurance.  Take it from me.  I have a very demanding and busy full time job.  I was intimidated about managing a property that is an hour plus away.  I hired a PM.  Had him for a year.  He took 10% of my rent collected and when things broke he got a handyman to do the work and added 10% onto the bill. 

The reality is that Drew is painting a picture much more complicated that what it is. As I mentioned I have an extremely demanding full time job, I manage 4 SFH rental properties for several years. IT CAN BE DONE. If I had a PM I would be paying over $700 a month for someone to collect rent that I do for free. It is not about being cheap.

There are plenty of resources out there for self managed properties.  You can look at my previous posts that explain all the resources I use.  

Now, my properties are in A/B neighborhoods.  I have Tenants that are month - to - month and are going on year 4 another tenant in year 3, another in year 2 and the property I purchased in July is in year 7.  All are lovely people.

While it can be done, managing C/D neighborhood properties can be challenging.  Newer investors are attracted to the cashflow, but they can come with their own set of challenges.
