For those that use a Property Manager

Just curious if anyone has seen property managers show flexibility on fees for newer better condition homes; 0-3 year old house vs 10-20 old property.  Theoretically it doesn't seem logical if they are managing a 1 year old house and a 12 year house charging the same fees....but just curious if anyone has come across this?
