Unless you really don't enjoy your work, considering you've invested so much time and money into your profession which I assume you can leverage to A great income stream , I would get into RE investing incrementally because so much of getting financing is showing a strong balance sheet and income, unless you have some investors or partners.

He has no mortgage but if he had, this would still be very profitable.The vacation business is so competitive today with a continuing stream of first-time investors still buying with the idea they can have their mortgage fully paid.

You need a solid stream of both. - Cultivate and develop your team: servicers, attorneys, title companies, accountant, etc...- Research laws and licensing requirements.- Understand and preferably at least kick the tires on different strategies: Brokering, NPN workouts, 1st liens, Jr. liens, NPN --> REO, Partials, Bankruptcy, rentals, flips, etc...

Kind of like nursing when you study biochem and biology first, but at some point you have to take real blood and hear a real heartbeat and all the other fun stuff you have to see-feel-touch to be really good.No reason you can't get licensed in WA now and if you move back, get your FL license too, but might be easier and helpful if you pick where you want to live and will stay for a while and get licensed there.
