I think it’s important to understand opportunity cost relative to stocks, REITS, etc.You should run your DCF and see what set of assumptions you need to make in order to make the deal work for you.

Whether or not your assumptions are correct in terms of vacancy, rent, maintenance and Capex items, etc, that is something no one on this forum can tell you, unless they know this deal specifically.As for the pool, personally I would steer clear.

My assumption is that a portfolio loan would free up conventional "bullets", thus would be a positive from a financing perspective but wouldn't have the benefit that commercial financing (via a LLC) would from a liability perspective.

As long as you won't lose money every month if prices and rents drop 10-15% overnight, you will likely be safe if you also have generous assumptions for vacancy, maintenance, and Cap-Ex.
