Where are the best places to invest in N.E. & N.C. Georgia

Hello Georgia Investors! I am a new investor looking to land first deal. I am interested in multi family ( 2-4 units) and looking in NE Atlanta, Gwinnett county into Athens areas. I am working with a realtor but coming up short. Most deals seem to be over priced and CoC ROI of 5% or less. Where are you all finding deals, how long, and what kind of numbers are you getting? I am open to expanding my search area.

please help a newbie!!

    5% COC is common in ATL these days. Personally, I would not invest for that kind of return. I would suggest drive by in your targeted area. You will be surprised a lot of properties can be found (off market) and the owner could be a motivated seller. Network with wholesalers and realtors and also attend your local REIA meetings. Persistence is the name of the game.
