I found the forums lacking on evaluating growth investments alone (perhaps this is more about "investing" than speculation).Please also let me know how to get my basics down on RE investing - references to books, CDs, online tutorials, whatever you think might help.

What ever you do, make sure it is safe, servicable and common for the area.

Investing in a trust deed to earn 10% interest making sure the loan to value is under 70% is a very safe place to be and a profitable one that is passive and does not require any management duties.I am not saying that nobody should invest in buy and hold if they only get an 8% return, but I am saying that one should excessive your options of vehicles for the best returns while mitigating risk.

Then I'm usually back home to finish some administrative details, exercise in between and then off to city hall or county recorder's office (only one, the WORST one in customer service, isn't online - the other 3 that I use are all online).

You know something can go wrong, but you also know it's more likely you'll be safe, so you take the jump, and go on the ride.

Everytime I get a new home or tenant I just add it to the system and the tenant pays on line and it goes straight to my bank account.
