Have you ever thought about a higher end electric Murphy bed?

Can we start building bridges, roads, electric infrastructure, high-speed rail, and large impressive buildings in this country again?

In case it comes up during your project, I also removed all of the old baseboard heaters during my reno and installed new Cadet in-wall electric heaters in their place in every room.  

If the rent of that 2 bedroom was $1600, that person would expect to pay $800 rent and maybe another $250 for electric, water, heat, internet for a total of $1050 all included.

Do you have the money to have a new heater put in it of some sorts, electric baseboard, natural gas, propane- as well as a new water heater.

In your case that would mean buying a $1,250 refrigerator for $1,000 and then getting a 5 year warranty for $100.

Who does he have to do framing, electrical, plumbing, HVAC, drywall, paint, tile, cabinets and counters, flooring, roof?  

The water heater is not tankless, but it is out of sight and it is electric. 

Also look into if you're going to have to bring the whole house up to code if you do this, I mean electricity and insulation, and everything else that they require in brand new homes.Good Luck!
