When working with a buyer or a seller your interaction goal should be to communicate and educate so much so that the next time they wanted to buy or sell, they could do it on their own. 9 out of 10 will call you anyways, because your service was so exceptional, you were so transparent, you focused on exactly what they needed - they trust your service.

This would be a great way learn the process, how to advertise open houses and give you practice interacting with potential buyers.

What's the best way to handle this situation with an uncooperative tenant who is not pleasant to interact with?

Whether your path is to interact with entheogens or not is your choice.

I’d rather be able to spend my time helping homeless dogs find fosters and adopters and getting them out of kill shelters. 

Especially since my interactions are a handful of calls and texts and my assessment may not even be accurate.
