Have you tried:- Running comps of similar properties in the area and calling those buyers directly- Posting Craigslist, Newspaper, BP, adds- Find some local meetups and market it to them- Reach out to local agents in the area and see if they have any buyers that may be interested- Reaching out to local wholesalers and shopping it to their buyers listJust a few quick ideas I would try.

If you go at this rate you can get through the list in a week.If you want them to all go out at the same time, or if you don't feel like doing all that writing, print them.Or if you really don't care and are just trying to figure out which works better, go half and half and see which method gets you the most calls!

@Keith Goodwine I'm doing exactly what you suggest, when I drive for dollars I look for signs of distress, If I see a FSBO sign I'll call and see what they are looking for and see if they are motivated at all.

Then you can either call the listing agent and ask for the name of the contractor or if permits were pulled, you can look up the permit and get the contractor's name.
