I view this as a flaw in the system especially with the level of vetting that we attempt.  

I’m going to make my first attempt at opening up a discussion with a seller asking if he would be willing to finance a 3bd 2bath ranch (currently rented to my grandmother who is moving out) up to a percentage in which a bank would pick up the loan.

This would be my third attempt in making an offer for a house that has a pretty decent equity, there were getting 30 or so offers.

That being the case, I would say that you have a lot more homework to do before you attempt to do a BRRRR.

I understand that you can get much higher returns buying distressed properties, but that's not something I'm ready to attempt yet.

After 8 attempts I finally passed my Real Estate exam.

Would attempting to get pre-approved affect my credit score?

The city is attempting to slow development and growth in areas and the combination of this bill, if passed, with the new legislation limiting building roof decks + additional stories, and it will be very interesting to see how this plays out if passed.Would love to hear everyone's thoughts on this.Dan Powers - Real Estate Agent
