How to get a seller conversation started with the seller?

Hello BPU!!!

I’m going to make my first attempt at opening up a discussion with a seller asking if he would be willing to finance a 3bd 2bath ranch (currently rented to my grandmother who is moving out) up to a percentage in which a bank would pick up the loan. What are some good starting points to open up the discussion? What are some items that would make the deal attractive (in general) right away? What are some things I should avoid saying/suggesting? What’s the best way to avoid sounding like just some random dude saying “hey can I have your house? I’ll pay you.then I’ll get a loan later. Thanks bye.” (In droopy dog voice.) thanks for the help in advance!!
