Anyone have a system that they use to help? 

@Deborah Repaskey Buying a house that is 70 years old is getting better every year, one of the biggest issues with older homes tends to be knob and tube wiring or plumbing that isn't copper, both of these really started to be changed to modern standards starting in the 50s so that decade can sometimes be a mixed bag but those are going to be your primary concern unless someone hasn't replaced a major system like a roof in 70 years. 

The house has some minor foundation issues and I'm fairly certain the 2-3 year old HVAC system was installed without a permit. 

Laundry room, install a 32X32X2.5 stainless steel drain pan for washer and connect it to an existing pipe at the foot of the wall (this connection to the drain system in the wall came with the house but was not utilized before).4.

The tenants should be responsible for keeping all mechanical systems in working order throughout the term of the lease and return the property with all systems working. 

That being said, it is now hooked up to sewer and has a whole new air conditioning system.

Just make sure you are able to maintain following up with these people and have some sort of tracking system in place (even if that is just an excel doc for the moment).

Someone who started making money I out of undergrad vs someone that starts making good money ten years later has a huge advantage especially in a tax system like we have, that decade of saving and compounding investments can’t be understated.Add in the desire to pay yourself with treats once you have a 5 figure paycheck and you ain’t got ****. 25 percent of docs at age 60 aren’t worth a million 

Does it have septic systems or public sewer?
